Our Process

Our process was created with intention towards improving process clarity, supporting client collaboration, and building clear goals for project success. We refined the standard design approach to ensure it centers on each client’s individual goals, brand, and aesthetic.

Pre-Design

The first step in our process is learning about your vision, brand, and business needs. We gather all background information including site details, workflow analysis, space requirements, staff input, and surrounding community data. We ensure that all parties' goals and expectations are aligned. The discussions and insights we build here are our foundation for decisions throughout the project.

Space Planning

Creative problem-solving starts here. We take an evidence-based approach to tailor human-centered solutions for your office. The needs expressed in Pre-Design are used to create multiple optimized and naturally flowing floor plans for you to visualize the possibilities for your business. From there, we customize until we reach the best space plan for you.

Design Development

Here is where your custom design approach comes to life. Concepts are transformed into final plans, specifications, and material choices. We bring the final design together through 2D drawings and 3D renderings of your space.

Construction Documents

Additional construction documents and details are created. Final drawing set and specifications are compiled into the project manual for permitting and construction.

Bidding

We build and manage a list of qualified bidding recipients, create and distribute bid packages, and compile bid comparisons to allow you to make an informed decision for contractor selection.  This step is essential for cost and quality control of construction services.

Construction Administration

Ongoing design oversight ensures compliance with contract documents and design intent. In this phase, collaboration and timely communication with the contractor and other consultants keeps construction on schedule. During final stages, we coordinate deliveries, signage, and installations.

Project Close-Out / Final Touches

We create a punch list and make sure all items are completed. Final touches come together for your new office. Post-occupancy evaluations are scheduled.
